When preparing a planning application, or working as QS, clients often enquired whether we could recommend a contractor to assist with their project. Whilst we work with many reputable contractors in other areas of our business, we found it was often difficult to recommend one in particular.  
 
Early in 2008, our own expansion plans were accelerated when we felt we could offer something ‘different’. Within our business, we know how to design buildings, we know how to control costs and we appreciate fully the importance of delivering on time and on budget. So we established a building company!

Design analysis – Building designs often evolve as the building develops. As the works progress, maybe you decide you want that extra window, more sustainable features or the roof design changed? No problem! Our in house designers will happily work with you and the Local Authority.  
Timber Frame conversion – Had your plans prepared in traditional build, but considering the time and cost benefits of Timber Frame? No problem! Our in house designers will happily convert them to Timber Frame for you. As members of TRADA, we can offer some very competitive Timber Frame Design and Build solutions.

Some recent projects include:  
This project involved removing the existing roof and trusses, installation of a structural steel portal frame and erection of a first floor single skin timber frame structure with new pitched roof including all new partitioning to ground and first floor. The most important design factor here was ensuring that no load from the timber frame or roof was transferred to the existing external walls, which had to remain in place throughout.

This project involved the demolition of an existing sub standard single storey extension and the erection of a substantial two storey extension with extensive internal alteration and conversion works to convert the property to an 8 unit House in Multiple Occupation. To accommodate the new layout the complete rear wall of the existing main house was also removed. Here the design had to be revised as the build progressed due to the discovery of mains services in the line of the new extension.

This project involved the erection of a single skin timber frame first floor extension over an existing kitchen, with removal of the kitchen roof. The timber frame was built on a new structural timber column and beam framework installed in the kitchen as the existing ground floor walls were insufficient to carry a first floor load. The most important factor here was the house, and particularly the kitchen had to remain fully operational throughout the build, despite the roof being removed and the construction works being carried out directly overhead. The works were completed within 6 weeks.
